If you’re getting prepared to sell your home in the new year, making sure your home is in top shape for potential buyers is critical to ensuring you get top dollar. Here are a few quick and easy tips that you can implement to boost the value of your home before listing:
Tip 1: Spend an Hour with a Realtor or Home Stager/Interior Designer
In just an hour you can get lots of ideas for needed improvements. Even small, suggested improvements, such as paint colors or furniture placement, can go a long way toward improving the look and feel of your home. Realtors/Home Stagers/Designers can also make suggestions on how to make your home and each room appear larger, which in turn will affect value. Replacing heavy closed drapery with vertical blinds or shutters to let light in will go a long way in making a room feel larger and more open. Adding a single large mirror to a room to visually double the space. Cleaning up clutter and getting organized will go a long way. The more clutter, furniture, and “stuff” you have in a room, the more cramped and less spacious it will feel.
Tip 2: Inspect It
Not every home improvement is cosmetic. Deteriorating roofs, or outdated electrical systems — you can’t fix it if you don’t know it’s broken. Hire an inspector to check out the areas of your home that you don’t normally see. They may discover hidden problems that could negatively impact your home’s value. Small problems (such as a hidden water leak) can become big, expensive problems quickly; the longer you put off repairs, the more expensive those repairs will be.
Tip 3: Paint
One of the easiest, most cost-effective improvements of all is paint. Freshly painted rooms look clean and updated. When selecting paint colors, keep in mind that neutrals appeal to the greatest number of people, making your home more desirable.
Tip 4: Clean
You get only one shot and seconds to make a first impression. Make your home shine from the instant someone walks through the front door. Hire a cleaning service for a thorough top-to-bottom scrubbing. Even if you clean your home regularly, there are things you might miss or overlook.
Tip 5: Replace Worn Carpets or Rugs
Are your carpets and area rugs stained or worn? Nothing turns buyers off more than dirty floors and the thought that they will need to immediately replace all the carpets in the home. Ideally, you may want to replace them all, but if a limited budget puts a snag in that plan, start by replacing the carpet in the room that shows the most wear and tear and replace the others as your finances allow. Even professionally cleaning the carpets and grout in a home will go a long way!
