Choosing a real estate agent? It’s not all about the commission

I’m always surprised by the number of sellers whose very first question to me is, “How much is your commission?” They seem more interested in how much my services cost rather than what they’re getting for their money.
Of course, I understand how much a commission can impact a seller’s bottom line, however, it’s also important to understand that the sale of your home should not be driven by commission alone. In the world of real estate, not all real estate agents are created equal and you really do get what you pay for.
So, if you’re shopping around for a real estate agent, here are some important things to consider:
Do you genuinely like your real estate agent? You’re going to have a close relationship with this person for the next few months so it’s important that you have good rapport. They could be the #1 real estate agent in the world, but if you don’t like this person you’ll dread every phone call and meeting.
Make sure you ask for a detailed marketing plan. If you’re expecting regular magazine ads, open house ads in newspapers, flyers and website advertising you might be disappointed to learn your agent doesn’t include all of this. Remember… you get what you pay for!
Are open houses important to you? Let your agent know what your expectations are with regards to regular open houses since not all agents may feel they’re important.
Do you like to receive regular updates and feedback on showings? Find out how your agent will communicate with you after showings and provide updates on their marketing efforts. You’ll be frustrated if your agent disappears after you’ve signed your listing and you don’t hear from them again until it’s time for a price reduction.
